Fast Track, Six Storey Office Fit-Out
Office fit-out and refurbishment of a central London, six-storey office building. The project was a fast-track fit-out phased to allow decanting between floors to minimize disruption to the client’s business operation.
The works spanned over 2,400 sqm and included desk space for 350 staff, reception, meeting rooms, audio visual conference facilities, server and comms rooms, staff kitchens and breakout areas. The cores were refurbished to provide upgraded lifts, stairs and WCs. The scope also included the complete replacement of all M&E installations and full air conditioning. The original 1960s building was not designed to accommodate the level of services required. In order to maintain floor to ceiling heights, service zones needed to be minimised resulting in complex coordination between the services and the retained structure of the building. New rooftop plant was required which necessitated the resolution of safe access, structural support and Planning/Conservation Area Consent.
The client has a highly controlled global identity and the new office building needed to reflect this which required close dialogue between Oxford Architects and the client’s in-house project team. To ensure brand consistency, the client also had a number of preferred suppliers for fixtures and fittings which needed to be carefully co-ordinated.
